We will analyze and inform you about the situation of that concrete real estate at the Spanish Property Register, by letting you know whether there are or not any aspects there to be had into account in that projected property acquisition (i.e. Existence of mortgages, eventual inscribed tax claims in connection with the real estate, usufructuaries etc.)

When having chosen the concrete property to be bought in Spain, we will assist you in drafting and negotiating the concrete terms to be agreed in the initial down payment contract (“contrato de arras”), in order to prevent and avoid further discussions at the time of signing the public deed of acquisition of the Spanish real estate.

Before signing the “arras” contract we will contact the property manager of the building where is located the projected Spanish real estate to be bought, in order to obtain a better understanding of important aspects affecting the building such as the eventual existence of debts or claims to be faced by the community of owners, whether the building has passed or not the eventual compulsory Technical Inspection of the Building and if yes which were the conclusions of that inspection, etc. We will convey to you all the findings made in that regard.

Our internal lawyers will fully accompany you and assist you at the time of signing the public deed of acquisition of the Spanish real estate before the Spanish notary

Finally, we will also supervise the correct inscription of the purchase of the real estate in Spain at the Spanish Property Register.
